Sitting at one of the busiest crossroads in Eugene, Oregon, the 7th and Washington project transforms an underutilized site and building into a vibrant retail hub that has become a landmark for passersby and patrons alike.
This ambitious renovation features a dramatic 30' tall, heavy timbered canopy supported by large glue-laminated struts that spring from stone pilasters. The lower flanking bays incorporate steel awnings that provide shelter at a more human scale. Low seat and landscape walls enhance the transition between the active parking field and the pedestrian zone, culminating at the corners where outdoor seating areas tuck securely up against the building.
Hiding behind these bold design elements is a retail building that provides flexible leasable spaces that are easily reconfigured. By staying within the original building's 8500 SF footprint, the project was able to take advantage of several key land use exemptions. Though it may not appear so, much of the very modest original building remains, delivering significant economies to the project. Reconfiguration of the existing parking field and landscaping allowed the addition of a ten car drive-through lane while maintaining ample parking and meeting City and tenant target counts.
After paying careful attention to the opportunities provided by the existing property and to the ambitions of our client, the 7th and Washington project is fully leased and bustling with activity.
